Deck Project Constraints:

Overview:
Project is open for complete design freedom within considerations listed below. Note, project is in very large back yard with wooded views to all sides which will not change. The far end of deck should be functional emptying into either the yard or a future pool apron.

Considerations:

1. Do not consider resale value, just current homeowner considerations.
2. Several children ages 16, 10, and 8. Much entertaining so must be safe for toddlers and up.
3. Regularly entertains groups of 20 or more.
4. Flow from existing house screen porch to back with lower level emptying to yard and possible future pool apron.
5. Use multi levels to create feel of separate rooms.
6. Maximize views of nature.
7. Spends large amounts of time outside
8. Consider a separate destination area for dining and meetings.
9. Great views in all directions which are protected.
10. Give ample room & traffic flow for furniture and “changing” rooms.
11. Make distinctive but understated
12. Provide exits in all directions

Decks:

1. Provide skirting
2. Use Premium double KDAT decking with distinctive pattern.
3. Change decking direction at each level change
4. Maximize use of floating benches on bay corners.
