Project Constraints:

Overview:
This is an open design other than match unique nature of house and setting in woods with lake by itself. Views are on all sides. Detach porch with hall to connect house, porch, and decks on each side. Give a WOW factor.

Considerations:

1. Plan to stay in house forever. Do not consider resale value, just homeowner wants.
2. All children are grown but must be safe for grand kids.
3. Maximize views of lake.
4. Spends large amounts of time outside
5. Great views in all directions which are protected.
6. Give ample room for furniture, able to entertain
7. Porch should be large, very roomy with hip roof and rustic but finished look
8. Stay in existing architectural plans and flow.
9. Blend into house and surroundings
10. Make distinctive.

Porch:

1. Continue contemporary rustic look of house interior and exterior. Prefer hip roof with skylights.
2. Create good views of lake and good air flow.
3. 2 Ceiling Fans
4. Maximize sunlight and use skylights if possible, balance with fans. Must look designed in, not stuck on to house
5. Enclose rafters with spruce T&G and open finished King Truss
6. Install knee-wall 18" - 22" high
7. Hardi-plank to match house on knee-wall exterior, spruce T&G interior
8. Shingles/gutters to match house, not contrast

Decks:

1. Deck to have non parallel sides but tie into existing 2 decks at same level as porch and foyer.
2. Consider floating bench options
3. Consider wrap around stairs toward lake.
4. Deck to flow to porch, lake, and future pool.
