Overview:
Demolish completely all outside decks, stairs and rail. Build new screen porch at existing door and extending to side wall and fireplace for approximate distance out of the existing deck. Want cascading series of decks to the far end of the house. Each deck to be minimum number of steps down but far enough to exit decks to ground with minimum number of steps. Problem with existing rooflines, new roof must pass between minimum openings upper and lower. Must be nice and fitting with the house & neighborhood but not overdone so home owner can recover investment when sells in expected 5 years. Wants custom designed skirting, not lattice.
Porch:
- Gable or shed roof to maximize sunlight
- Use knee-wall option, 18" to 24" high.
- Ceiling finish of enclosed rafters, price ply bead and spruce T&G
- Hardi plank to match house on knee-wall exterior. Interior to match ceiling finish
- Wants arched openings from exterior at each screen opening, price as option
- Shingles/gutters to match house, not contrast.
- Screen inserts white for later porch painting
- Traditional porch wall post spacing.
Deck:
- Use series of decks to taper down to ground.
- Decks to have bayed corners to soften look, decreasing in height and size.
- When close enough to ground by code, use floating benches and not rail.
- Each deck to be a “full use" deck by itself if possible
- Maximize view of landscaping behind house to right.
