Project Constraints:

Overview:
Demolish completely all outside decks, stairs and rail. Build new screen porch and series of decks to maximize unobstructed view from kitchen windows, step downs to facilitate privacy in a yet to be installed hot tub, and thin rail pickets to maximize views. Ability to entertain larger type crowds.

Porch:

1. Gable or shed roof to maximize sunlight
2. Use knee-wall option.
3. Ceiling finish of enclosed rafters
4. Install French doors from house to porch.
5. Hardi plank to match house on knee-wall exterior. Interior to match ceiling finish
6. Shingles to match house
7. Screen inserts
8. Traditional porch wall post spacing

Deck:

1. Use series of decks to gradually taper down to hot tub
2. Must be able to step off deck into hot tub at some point
3. Use rail that increases visibility to natural areas
4. Each deck to be a designated “full use” deck by itself
5. Maximize view of natural area from house windows

Hot Tub Area:

1. Incorporate stamped concrete hot tub area into overall design big enough for chairs and fire pit.
2. Assume hot tub to be 8' x 8' and 32" high
